Delaware Real Estate tax is very cheap compared to Maryland. The only thing is that they get with transfer tax when you buy there. Transfer tax is 3% of the sales price of the property split between buyer and seller. The median home price in Sussex County Delware (which is the county where the Delware shore properties are located) is a little over $400,000. The Delaware shore is not cheap. But it is a the fastest growing county on the Atlantic seaboard. Their are over 27,000 new homes approved in the planning and zoning department to be built over the next 2 years. A big reason the area is growing is that Delaware doesn't tax pensions. It is being over-run by the "Baby-Boomer" generation.
